Tiny house builders in the USA — 2026

Updated 6 September 2026 · prices as published on the date shown; confirm directly with the builder

In 2026 the first question is not price, it is certification. NOAH or RVIA certification is now effectively required for finance (RV loans of roughly 4.5–9% APR apply to certified homes) and insurance (NOAH-certified homes qualify for homeowner-style cover in 49 states). Ask for proof before money changes hands; a builder who cannot produce it is a builder to avoid.

Buying by state

Most US buyers shop by state, and cold-climate states need cold-climate builders: in New York, for example, Hudson River Tiny Homes, Bear Creek Tiny Houses and Amish Barn Company build for heavy snow loads, with prices typically US$55,000–135,000. State-level directories such as littlehousesforsale.com are the practical starting point; pair them with our USA regulations page for the Appendix Q and ADU picture.

Before you pay a deposit: check certification for your intended use, search the company register for solvency, insist on staged payments tied to build milestones, confirm insurance and warranty in writing, and visit the workshop. The full checklist →
