Tiny House Floor Plans

Sample layouts across the most popular tiny-home lengths, all at the road-legal 2.4 m width. Use them as a starting point for planning your own design.

All road-legal width. Every plan here is 2.4 m wide, comfortably within the 2.5 m permit-free towing limit in Australia. That means no oversize permit is needed to move them on the road.

Choosing a length

Shorter homes (6 to 7 m) are cheaper, lighter and easier to tow, but storage and living space are tight. The 8 m length is the most popular all-rounder. Longer homes (9.5 to 12 m) add a proper living area, more storage and room for a small family, but weigh more and are harder to manoeuvre. See the Sizing and Layout guide for what fits in each size.

Note: these plans are illustrative starting points, not engineered construction drawings. Always confirm legal road limits, weight and dwelling rules with your local authority, and work with a qualified designer or builder before construction. Last updated: June 2026.
